My own project: a broker reached out about a vacant Midtown Phoenix office tower and I walked it.

A schedule-sensitive conversion: the plan-review queue was the largest risk, outside architects quoted a fee the deal could not carry, and a rooftop buyer asked for the whole roof.

Problem

The classification locked before the unit program, a packet the architect of record could stamp, more checking on the model than a schedule allows, a divisible roof, a re-audited data room.

What we did

Zoning first, the classification before the unit count, self-certification, an in-house Revit model with a review pipeline, the architect of record for the stamp, the roof scoped to the footprint.

Result

By right, no rezone or hearing; the self-certification packet assembled.
